Once these amounts are established, the total is divided among property owners based on the assessed value of each property. Your share of the taxes is proportional to your property's share of the total taxable value within the relevant jurisdiction (municipality, school division, or province).
What Determines the Amount of Your Tax Bill?
There are two main factors that determine your property tax bill:

Assessment (Market Value)
Property assessments are determined annually by the Provincial Assessment Services Branch and are based on market values from two years prior. If you disagree with your property’s assessed value, you can appeal it. Mill Rates (Tax Rates)

Municipal Mill Rate: Set by the municipality based on its annual budget needs.

School Mill Rate: Set by the local school division.

Decisions made by any of these taxing authorities can affect your tax bill from year to year.
3. Supplementary tax bills
- Are issued throughout the year to owners of newly created property or properties that have had physical alterations made that were not reflected on the interim and final bills.
- Supplementary taxes are due the last business day of each fiscal year.
Changes That Affect Your Tax Bill

Property Value Fluctuations: The real estate market, new construction, renovations, or demolitions can alter property values. Since taxes are distributed based on the total assessed value, changes to your property or others in the area can increase or decrease your bill.

Provincial Tax Credits: These can reduce your tax bill. Changes to available credits or your eligibility can also affect what you owe.

Late Payments: Subject to 1.25% monthly interest

Tax Arrears: Properties in arrears for over two years may be subject to tax sale procedures
Discounts for Early Payment
You can receive a discount for paying your taxes early:

July – 1%

August – 0.75%

September – 0.5%
The following are the options for payment;
- Online Banking: Add us as a payee to your online banking, you can set up your payments to either “Dufferin (Rural Municipality of/Rural Mun/RM) – Utility or Water” or “Dufferin (Rural Municipality of/Rural Mun/RM) – Taxes ”, use the account number (numbers only) listed on your bill. - Pre-Authorized Payments: Contact us for more information or to get set up for pre-authorized payments. We can automatically withdraw the amount owing on your bill on the due date of the bill directly from your bank account or we can also set up a “budget” plan and withdraw a set amount monthly.
